Auction Sales

If a HomePath property does not sell through traditional marketing efforts, Fannie Mae may remove the home from our retail inventory and sell via auction. We utilize multiple auction platforms (ballroom, onsite, online) so that we can reach the largest, most targeted audience possible.

These events are conducted by third-party auction companies and are held at various times and locations throughout the country.

Pool Sales

A pool sale allows investors and public entities (city, state, local government agency, housing authority, etc) to purchase multiple Fannie Mae properties in one transaction. Pool sales typically consist of lower value properties that did not sell on the HomePath website through traditional retail sales transactions. Pools are split geographically into regional sub-pools, typically by state, MSA or structure type. Most sub-pools include properties from several states. We do not offer customized pool sales (i.e. specific cities, zip codes or states) per investor request and pools and sub-pools are offered on a "winner take all" basis. Properties are subject to post-closing restrictions. Participation is limited to investors and public entities who have gone through and met Fannie Mae's REO pool sale approval criteria. The approval criteria includes, but is not limited to, having demonstrated a proven track record of acquiring and managing pools of residential properties. Pool sale transactions are cash only and purchases by investors may not be conditioned or contingent on anything not included in the pool purchase contract form provided by Fannie Mae to all investor purchasers. We do not pay brokerage commissions for referring buyers to Fannie Mae.

Structured Sales

Fannie Mae implemented a structured sales program that involved significant sales of real estate assets in the form of a pool sale and joint venture transaction. Sales of equity interests were limited to qualified investors.

Investor Financing

Expanded financing opportunities are available for investors who may have existing financed properties to allow mortgages up to a total of 20 financed properties (Fannie Mae–owned properties only; consult your lender for details). The investor may be an LLC or an individual. HomePath Mortgage (HPM) is available on eligible properties noted with a HomePath Mortgage logo on the Property Details page of this site. Currently, a limited number of lenders offer this expanded financing.

HomePath Renovation Mortgage is also available to individual investors (no LLCs) for up to four total financed properties. See the Financing tab for more information about HomePath Renovation and for a list of HomePath Renovation lenders.

After March 5, 2013, all counter offers must be submitted on the Online Offers system on the HomePath.com site. This applies to both counter offers submitted by Fannie Mae listing agents and counters submitted on behalf of the buyer by buyer's agents.
